Home repair frauds can end up leaving homeowners out of their investment. Repair work that is not done correctly and completely can cost the homeowner an additional investment to rectify the problem. In addition, poorly done home repairs can end up being dangerous if faulty electrical work, framing or roofing is involved. Before you sign any paperwork with contractors, take the time to check their history.

 Contractor training

Ask your potential contractors if they have any specialized training or if they are  members of any professional service organization. Many industries provide training and certification for their members. The Associated General Contractors of America is one organization for general contractors. Roofers may be members of the National Roofing Contractors Association. The National Electrical Contractors Association keeps members informed on industry changes.
The Air Conditioning Contractors of America provide training and examinations for members. The list of self-regulated industry groups is extensive. Check out any information that you are given. Find out exactly what kind of training or certification is provided.

What should you ask your potential contractor?

Ask the contractors if they are licensed to work in your area. Not all work requires a license but work done without a license could cause you problems later on. Ask if they carry insurance. Reliable contractors will have both liability and Worker's Compensation insurance for their employees and sub-contractors. If you have having significant work done you should also ask the contractors if they are bonded. Bonding is different than insurance, a bond protects the homeowner in the event the contractor fails to complete the project.

Ask the contractor if he can obtain any permits required for the work. As the homeowner, you should not be responsible for this. The contractor should also be present during any inspections required. Ask how the contractor will handle any failed inspections. Will you face additional charges if they need to make changes? Contractors should know the building code requirements that apply to your situation.

Get all details and estimates in writing and read the contract carefully before signing it. Ask if they provide any guarantees for their work. Finally check with the Better Business Bureau or your local Chamber of Commerce to see if any information is available about your chosen contractor. Ask the contractor for local references and take the time to actually check on the references provided.
• What should you avoid when dealing with contractors?

Avoid hiring anyone that just comes knocking on your door. This is especially true after damage from disasters. Examples of frauds involving home repair contractors include contractors who refuse to provide written estimates and then double the price that was verbally agreed to on job completion. Contractors who request payment if full before the work starts may never show back up. You should not pay more than 30% of the job costs before the work begins. Quality contractors will usually not request any up front payment.

Do not be pressured into signing a contract because the sale price is good for one day only. Ask the contractor to provide a business address and phone number. Home addresses are acceptable; a post office box address is not.

 Protect yourself
Contact your State Attorney General's office or Consumer Protection Agency if you have any concerns with the answers your contractor provides. If a contractor will not answer your questions, do not do business with them.
